Rates

 

We charge $70 for a site visit, preliminary discussion and estimate. Payment is expected at the time of the visit. If we both agree to proceed, our rates are $45 a hour and if desired you will be given a not-to-exceed price. For jobs outside of Marin County, CA, travel time and other expenses are added. Standard "blueprint" sized (24" x 36") drawings are $3.00 a sheet for the first set and $1.20 a sheet for each additional set.

Architects typically charge between 5 and 15% of the project cost for their services. For a small addition of 500 SF (23’ x 22'’) at $450 a square foot (typical cost in Marin County, CA as of 2008) your architectural services fee therefore could range from $11385 to $34,050. The typical fee from Anastasio Design would run somewhere between $3,000 and $5000 depending on the complexity, level of detail and whether planning commission approval is needed. There are limitations on what I can do. I am not a California-licensed architect or engineer. However, I do have over 20 years experience in all phases of the construction process and use that knowledge to your best advantage. The State of California allows unlicensed persons to design the following:

1. Single-family dwellings of woodframe construction not more than two stories and basement in height.

2. Multiple dwellings (duplexes, triplexes and quadplexes) containing not more than four dwelling units of woodframe construction not more than two stories and basement in height. No more than four dwelling units per lot.

3. Agricultural and ranch buildings of woodframe construction.

4. Commercial (all occupancies that are not residential): Nonstructual or nonseismic storefronts, interior alterations or additions and fixtures.

In addition, the California Building Code allows me to specify "prescriptive" designs to assure that your building is earthquake safe that by law have to be accepted by building departments. If you project needs architecture or engineering, then I can arrange to work under the direct guidance of an architect or engineer for that portion of the work which is not conventional, or you may hire them directly, but the prescriptive guidelines can be applied by myself in many situations - at no extra charge to you.
